

                        CramDown Amortization

     The Mortgage Data Input section  accepts data from the user and
calculates an unknown when three of the required values are present.  Data
required (Balance, Terms, APR(Annual Percentage Rate), and Payment).  After
entering Balance, Terms, and apr the payment is calculated and placed in
the payment field.  You may use this value or change it.  However, this
value is usually correct.  The displayed value is not rounded and is used
in calculations even though the display is after moving the cursor off the
field.  This is true for other calculated fields.

     Use the up and down arrow keys to edit input fields.  Moving the
cursor off a field is the same as pressing enter.  Except for two fields
located under the separator bar.  To calculate any field make sure three
other fields contain data.  Set desired field to zero, move cursor down and
back up with arrow keys. If values are amortizable a new value will be
displayed.  Rolling the cursor over with the up arrow key will also cause
the field set to zero to be calculated and displayed.
  
     If more than one input field is blank no calculation takes place.  If
an error is encountered during the calculation a window will pop up, lower
right side, and remind you to enter different values.

     Minimum value for Terms is 12 and maximum is 360. Enter APR as a
percentage. If annual percentage rate is 9.5% or 10% enter 9.5 or 10.  Do
not enter the decimal value.

     Principals:  Enter number of principals you wish to prepay each month.

CramDown will calculate the following month(s) principal and add it to this
months payment.  This process is carried out for life of the loan.  The
result is displayed in Amortization 2 window.  A normal Amortization is
displayed in Amortization 1 window.  Of course the principals you elect to
pay are in addition to a normal monthly payment.

     Monthly Amount:  Decide on an amount you wish to pay in addition to
the regular payment.  I think you will be surprised at how much $200.00
extra a month saves in interest.

     The two selections below the separator bar are invocations. Pressing
enter without first supplying a value will produce two identical
amortization schedules.  Two reach the Monthly Amount field use the down
arrow key.  If you want to go the long way you may use the up arrow key. 
Both up and down arrow keys roll over.

     Values listed below were used to test this program. Larger values
should work but, have not been confirmed.

     Balance: 1,250,000.00
     Apr:     10.25%
     Terms    360
     Payment  11,201.27

     If this savings plan is used, check with your mortgagee to see if your
mortgage has a prepayment penalty.  There usually is none after five years.



                             Displaying results

     After calculations are completed two schedules appear on screen
showing twelve months at a time.  Press space bar to cycle through entire
schedule.  A window below each schedule displays information about the
schedule above it.  The windows provide a quick summary, and how much money
was saved by opting to use the Amortization two payment plan.

                         Printing schedules

     Pressing space bar at end of schedule brings up a print menu. 
Pressing escape when an amortization schedule is displayed will also
display a print menu.  This menu provides 5 ways to print.

1) Amortization 1
     This option prints a normal amortization.  A window will open asking
     if you want a summary header printed.  This is the information in the
     totals windows.  

2) Amortization 2
     This option prints amortization 2.  This schedule reflects    
     savings.

3) With Payment
     This option is useful if you opt to pay additional principals. 
     Payment increases each month under this plan.

4) Both 1 & 2
     This option prints both schedules. Amortization one on the left and
     Amortization two on the right.  Printing stops when amortization two
     ends.  Use print option one for a complete amortization 1.  Saves
     paper.

5) Header only
     This option prints information contained in totals windows.
