Varamort is a mortgage loan amortization program which will amortize both fixed
rate and variable rate mortgages and permit you to do mortgage comparisons and
projections.  A COLOR MONITOR IS REQUIRED to run this program.

All loans may be displayed by year or printed in their entirety.  Except for
the fixed rate by calendar year (see below), the yearly data from each loan may
be saved and later displayed or compared side by side with other loans.

FIXED RATE - There are 2 fixed rate amortizations.
  1.  By calendar year.  Provides interest paid in a given year (for tax
      purposes), and will also take extra principal payments in 3 ways - lump
      sum one time only; lump sum once every year; extra payment every month.
      Since this loan uses calendar years, the data cannot be saved for later
      comparisons with other loans in this program.

  2.  By loan year.  The data from this loan can be saved and later compared
      with other fixed rates or with variable rate loans which you produce with
      this program.

VARIABLE RATE - There are 4 variable rate amortizations.
  1.  Selected rates.  Permits you to choose the interest rates for each year.
      A group of rates may be repeated to the end of the loan.  To repeat a
      group use R for Repeat and S for Stop at the end of the rates.
      Example of 10-year with repeated group
      8.00  8.5R  9.0S  gives
      8.00  8.5  9.0  8.5  9.0  8.5  9.0  8.5  9.0  8.5

  2.  Best case scenario.  This amortization takes the current rate and
      decreases it each year until it reaches the minimum rate (lowest).  The
      decrease is the maximum change allowed per year.  For the mortgage holder
      this would show the lowest payments possible on a specific variable rate
      loan.

  3.  Worst case scenario.  This amortization takes the current rate and
      increases it each year until it reaches the maximum rate (highest).  This
      is the reverse of the 'Best case' and would show the highest possible
      payments on a specific variable rate loan.

  4.  Historical rates.  Those who wish to track historical rates can save the
      rates to a file and go back and change them later.  The amortization can
      also be saved as in other loans.  This would be particularly useful for
      those who already have an adjustable mortgage.  When creating the rate
      file, use S for Stop as in 'Selected rates' above.  The loan will then be
      amortized with those rates repeated for the life of the loan.  When
      changing a rate file, use <enter> for no change or type the changed
      rate.  You must move all the way to the end of the rates input.

DISPLAY DATA FILE
  To display a file of loan data previously amortized.  The last year of the
  loan is listed twice - showing the balances at both the beginning and the
  end of the year.  Shows the total cost of the loan.

COMPARE DATA FILES
  Similar to above except 2 files can be displayed side by side.  Will also
  print side by side
