               In many areas assessments are quickly done from
          the outside, so the assessor may have no way of knowing
          about defects that could significantly lower your tax -
          - such as a crack through the concrete slab caused by
          settling, or a leaky roof, or termites that have
          resisted all the exterminator's efforts.  Documented
          these defects can reduce your tax significantly.   Get
          a letter from the exterminator saying they just can't
          get rid of the rascals, or from a contractor saying
          there is no way the crack in the slab can be repaired. 
          Or photograph the damage and attach an affidavit saying
          you can't afford to fix it and the defect will be there
